The concept of home staging is largely understood today. Most realtors and homeowners now recognize how important it is to stage a home when it is on the market. When buyers are presented with two similar homes, they will generally choose the one that is 'move-in ready' even if it has a slightly higher price. Simply put, buyers will go for the house that doesn't need a lot of renovations or updates. The buyers will appreciate the fact that they can move in and start enjoying the home on the very first day.
The house that needs TLC, on the other hand, will appear even worse if, for example, it has a dated wallpaper or floor-to-ceiling mirrors or a stained carpet. Most prospective buyers can't look beyond the dated state of a space. They will focus on the bold colour on the wall or the inefficient furniture placement and won't see the potential of the space. That is where a Home Stager comes in.
Why has my home been sitting on the market so long?
There aren't a ton of reasons why your home has been sitting on the market for a while and won't sell. The absolute first thing that comes to mind is pricing? If you are working with a realtor, chances are they recommended an asking price based on comparable homes (aka 'comps') that recently sold near you and unless you are asking way over everyone else, your asking price is probably what buyers are ready to pay for a home in your area.
The second thing that comes to mind is very simple. Is your home showing ready? Ugh, you think. What is that real estate jargon? Well, it means that a home is showing ready when the colours on the wall don't scare your prospective buyers, the furniture is sized appropriately and its placement makes sense, the rooms aren't too cluttered and are aesthetically pleasing, the artwork on the wall is placed at the right height and is not overpowering or too personal.
What's missing then?
You may feel like something is off or awkward in a room but just can't tell exactly what's wrong with it. Sometimes it only takes a couple of funky accessories, a different furniture layout or really cool wallpaper and BAM. There's a design that tells a story and catches the eye of your prospective buyer. You may already own all the pieces but they are just in the wrong place. Kind of like having all the ingredients for amazing tacos. They will definitely be great once they are all put together!

You then decide if you want to purchase the items or not. The decision, whether it is to update your décor to live in or to sell quickly, is always yours to make.
